Before You Buy, Know What You’re Actually Buying

Have you ever walked into a home, hotel room, or office and just felt… off? Or gone away for a few days and suddenly realized you felt noticeably better—or worse? There can be very real reasons for that.

Your real estate agent and home inspector both play important roles—but neither is typically trained or hired to evaluate a home through a healthy-home lens.

That means key factors that can affect how a home feels to live in, what it may cost you later, and whether it truly supports your health and comfort may never come up unless you know to ask or what to test.

And once you close, those unanswered questions—and any surprises behind them—become yours.

What You Won’t See on a Walkthrough

A home can look clean, updated, and completely move-in ready while important environmental factors remain out of sight. Knowing what deserves a closer look before you buy can change the questions you ask—and the decisions you make.

A Good Inspection Can Still Leave Important Questions Unanswered - Ask Me How I Know

A home inspection tells you a tremendous amount about a property—but it has a defined scope. Some factors that can affect your health, comfort, and future costs simply aren’t what a traditional inspection is designed to evaluate.

You’re Buying More Than the House

You’re not just buying the finishes you can see. You’re inheriting the home’s systems, environmental conditions, and history too—and some of those can affect your health, comfort, and future costs long after move-in.

The time to understand what comes with the house is before you own it.

KNOW BEFORE YOU BUY

Why Evergreen Home Institute Exists

I’ve spent more than a decade helping people buy homes—and I realized there were important questions the traditional buying process simply wasn’t designed to answer.

A great real estate agent and a thorough home inspector are essential. But their roles have a defined scope, and buyers are rarely taught how to look at a home through a health and environmental lens.

I created Evergreen Home Institute to help close that gap—so buyers can ask better questions, recognize when something deserves a closer look, and make one of the biggest decisions of their lives with far more confidence.

Hi, I’m Jennifer.

I am a proud Oregonian born and raised. I’ve spent more than 13 years in real estate, including 10 years as a licensed Principal Broker. I’ve owned my own brokerage, trained other agents, and helped hundreds of people navigate the very real questions that come with choosing a home and deciding where to put down roots.

When I’m not working, I’m usually out enjoying the place I’m lucky enough to call home — heading toward the mountains, driving to the coast, exploring one of our scenic backroads, finding a new trail, or connecting with my local community. There’s something about the Pacific Northwest that makes it remarkably easy to fall in love with where you live.

But living here also comes with realities that don’t always make it into the glossy version of homeownership. Our climate, moisture, water sources, changing seasons, and the way our homes are built and maintained can all influence how a house feels to live in — and how well it supports us over time.

That’s why Evergreen Home Institute is rooted in a simple idea: healthier living should be practical, not overwhelming. You don’t need to obsess over every detail of your home. You need to understand what matters, what deserves a closer look, what tools to use and when, and which decisions can make a meaningful difference.

You know those people online who uncover something you never knew you were supposed to worry about, send your adrenaline through the roof, and then immediately try to sell you the solution?

That’s not what you’ll find here.

Your nervous system is safe here. My job isn’t to scare you into action. It’s to give you clear, practical information so you can understand your options, ask better questions, and make the decisions that feel right for you and your family.

This is where longevity meets practicality — and where a house becomes a healthier place to call home.
